Which town the house is in, roughly how old it is, and whether you live there year-round. For a remodel, whether you have drawings already. For anything structural, whether the work is inside the existing footprint or extends it — that one question decides whether conservation and septic get involved, and it changes the timeline more than anything else on a Cape project.
