Where we work on Cape Cod
Seven villages inside the Town of Barnstable, and four neighbouring towns. Close enough that somebody can look at the problem this week, which on a peninsula reached by two bridges is not a small thing.
One town, seven villages
Barnstable confuses people who are not from here. It is a single town containing seven villages, each with its own name, its own post office and its own character, all sharing one Building Division, one Conservation Commission and one Board of Health. Centerville is one of those villages; so are Hyannis and Osterville. A permit for a job in any of them goes through the same counter in Hyannis.
That is genuinely useful if you own here. It means one set of rules across a wide area, one relationship with one set of inspectors, and a contractor who works across the whole town rather than learning a new process for every job.
What is actually different, village by village
- Centerville
- The base. 89 S Main St, Centerville, MA 02632 is here, which means the shortest travel time on the Cape and the village where a same-week look at a problem is realistic rather than aspirational.
- Hyannis
- Ten minutes east, and the Cape's commercial centre. The Building Division counter itself is on Main Street in Hyannis, which is where every Barnstable permit is filed.
- Osterville
- Older and larger housing stock, a high proportion of it seasonal. Village-scale lots make access and staging a real part of planning a build here.
- Cotuit
- Quieter and more wooded, with a lot of houses close to water. Conservation setbacks and septic design come into play on a larger share of projects than elsewhere in the town.
- Marstons Mills
- More inland and more year-round. Additions and whole-house remodels on 1970s and 1980s stock are the common jobs.
- West Barnstable
- Big lots, older houses, and the part of the town where a historic district question is worth asking before anything is designed.
- Barnstable Village
- The north side, on the bay. Different weather exposure from the south-facing villages, and it shows in how exteriors age.
The neighbouring towns
Yarmouth, Mashpee, Sandwich, Dennis are all inside a sensible working radius from Centerville, and work in each of them is routine. The difference is administrative rather than practical: each runs its own building department, its own conservation commission and its own permit calendar, so the paperwork timeline varies even when the job does not.

Why a local contractor is worth more out here
Everything on this peninsula arrives over the Sagamore or the Bourne. In July that is a traffic problem; in February it is a supply problem. A contractor already on this side of the bridges when a storm takes shingles off a roof is a materially different proposition from one who has to get here first.
The second reason is the ownership pattern. A large share of Cape housing is used seasonally rather than year-round, far above the state average, so a great many houses here spend months empty. Questions about the service area
- Do you charge for travel within the Cape?
Ask on the call. Centerville is central enough that most of the Mid-Cape is a short run, and a job in Hyannis or Osterville is not treated differently from one two streets away. Somewhere out towards the Lower Cape is a different conversation, and you will get a straight answer rather than a surcharge discovered later.
- Why does the site not have a page for every town?
Because pages like that are usually the same page with the town name swapped, and both Google and homeowners can tell. Google's own guidance names region-targeted pages that funnel to one place as doorway pages. When there is something genuinely different to say about working in a particular village, it gets said here — and if that grows into a real page, it will be because there is real local material behind it.
- Do you work off-Cape?
The Cape is the working area. An older version of this business also listed Boston, the South Shore, Nantucket and Stowe, Vermont, which reflected a different company at a different time. Claiming an area you cannot actually service well is how a good contractor gets a bad review, so the list here is deliberately shorter than it used to be.
- Which town department do I deal with?
For the seven villages listed above, the Town of Barnstable: the Building Division for permits and inspections, Conservation for anything within the buffer around wetlands, and Health for septic. Yarmouth, Mashpee, Sandwich and Dennis each run their own. It is one of the practical reasons a local contractor is worth more here than a general one.
